The deal

Property address, purchase price or payoff, rehab budget and ARV if value-add, and current or market rents for rentals.

The borrower

Entity name and docs (or we'll guide you in setting one up), a credit overview, and your real estate experience — even if this is deal one.

C

The basics

ID, proof of funds for the down payment and reserves, and insurance quote at closing. No tax returns or income docs on DSCR programs.

Will applying affect my credit score?+
No — getting pre-qualified starts with a soft inquiry only. A hard pull only happens later in the process, with your authorization, once you've chosen terms and are moving to close.
How fast can I actually close?+
Bridge and fix & flip loans can close in as little as days when title and appraisal cooperate. DSCR rental loans typically close in 2–3 weeks. Larger commercial deals run 30–45 days depending on the asset.
Do I need tax returns or proof of income?+
Not on DSCR rental programs — qualification is based on the property's cash flow. Other programs vary, and we'll tell you exactly what's needed for your scenario up front.
Can I borrow in an LLC?+
Yes — entity vesting is standard on our investor programs, and most investors close in an LLC. If you don't have one yet, we'll point you in the right direction.
What if I'm a first-time investor?+
Several programs in our network welcome first-time investors. Experience improves leverage and pricing, but it's not a requirement to get funded.
Is All Investors Financing a direct lender or a broker?+
Both, depending on the program. On certain programs we lend directly; on others we act as a broker and match your deal across our network of 200+ lending partners to find the best structure.
